Casa da Levada

Property in central Portugal
Casa da Levada
A tiny village, tucked into the hillside, not far, but a world away, from the busy town of Arganil is where you will find this beautifully restored house. 2 bedrooms, 2 bathrooms, built on 3 levels, and with the sort of views more usually found in travel magazines.
The spacious living/dining area is decorated simply, its plain, warm colored walls contrasting with dark beams and natural slate; there are tiled floors and skillfully pointed stonework, all lit by subtle lighting. Very classic, very understated, very elegant. A wood burning stove makes it an inviting place in winter, but all year round full length wooden shuttered windows fill the room with sunshine as they lead the eye towards the mountains beyond.
The stairways are wood, unassuming up-lighters providing excellent visibility.
Very airy and of good size, the smaller bedroom has a walk-in closet and tiled floors. One wall is made up of 4, floor to ceiling glass panels which open onto a veranda; the view is across terracotta roofs to the countryside with its distant hills. It needs nothing else.
The main bedroom, with en-suite bathroom and walk in storage space, continues the minimalist theme of uncluttered lines. Pale shades and soft woods, ceramic floors and natural stone. Clean and unpretentious – cool for the summer months with air conditioned in the living /dining room , but fitted with heaters to warm things up when the air becomes a little chill. At the far end is a separate area, great for an office, a dressing room or even an extra sleeping space for occasional use.
The cheerfully decorated kitchen area will happily take a dining table. It is roomy, well laid out with plenty of work surfaces and storage cupboards. Floors are ceramic tiled, there is a fitted heater, the installed white goods are included in the sale price.
Both bathrooms are of good size and equipped with tubs.
The air conditioned building has a base of 44 m2 with a habitable area of 132 m2. Outside is a terrace with its wonderful panorama.
Whilst the current owners wish to retain some of the Art Pieces, much of the other furniture is to be sold with the house and will be discussed in detail on viewing.
The locality is very peaceful, ideal for a family home or a holiday rental, the perfect place for those who want to be, just a little, off the beaten track – though a small local tavern is well within walking distance and it’s only 2 kilometres to the River Beach at Celavisa, where, when you want it, there’s a far more lively bar.
Arganil, with full facilities including Open Air Market, good shopping, a selection of bars, cafes and restaurants is approx. 8 kilometres away. You will also find a Family Doctor, small hospital, schools and a well-equipped Vet. Practice. There is a Leisure Center with swimming pool, a cinema, and a variety of sporting and cultural events go on throughout the year.
Both the cities of Porto and Lisbon, with their airports, are within easy reach. Coimbra is is about 40 drive minutes away and the coast is just over an hour.
