        Quinta do Paúl

We are delighted to announce the sale of a well-appointed equestrian property, one set in open countryside less than 20 minutes from Golega, a small town in the district of Santarem, recognised, internationally, for its historical connections to the graceful Lusitano Saddle Horse, and, amongst other equine events, as venue for the annual National Horse Fair; a demonstration of fine riding skills, attracting visitors from around the globe.

The beautifully designed house is a building of light and space, classically decorated throughout and carefully furnished, please note that contents are to be included in the sale. A contemporary interpretation of a traditional design – much use of natural materials -wood, stone; pale walls contrasting against warm earth shades, chestnut and terracotta, colours which enhance the clean uncluttered lines.

The covered area runs to 136m2, accommodation includes a stylish reception room with open fire place and dining area; shuttered French windows lead on to the paved veranda, a room cool in summer but cosy in winter; an elegant room which just feels so comfortable to live in.

There are 3 double bedrooms, one of which is en-suite – like the living space the theme is unpretentious; wooden floors, exposed beams, built in cupboards, minimal furnishings, a theme which works superbly well. There is a second bathroom, again very smart, fully tiled and extensively kitted out with good quality furniture.

Like the rest of the house the kitchen is well-organised, well equipped and well laid out; there is ample storage space and plenty of work surfaces; it’s fully tiled – white walls and terracotta floor, but the ceiling is wooden, something familiar to rural Portuguese houses, it stops the room from feeling cold. Adjacent to the main building, in a large Utility area, are the washing machine, freezer and lots of other things, the stuff you need for daily life but don’t really want to look at.

Surrounding the house is a neat garden, 64m2 in size, much of it laid down to lawn, but with a variety of flowering plants, shrubs and mature trees;  stone paths lead to patios ideally positioned to sit with a drink and take in the sunset, or from where to watch the horses graze.

The stable block, which is visible from the house, runs to 95m2 and currently consists of 2 good size loose boxes, a tack/feed room and ample covered area for storing hay and bedding, there is certainly enough room spare to put in a pony box if required. A smaller structure at the gable end is intended for kennels, or possibly hens. The roof has a good overhang, no getting rained on when you’re mucking out, there are fitted tie up rings – the yard is paved, well-lit and has a water supply. The full sized ménage stands close by. The surface is well maintained and suitable for both flat work and jumping; as the countryside surrounding Sao Vicente do Paul is quiet with little traffic both road work and hacking can be enjoyed safely.

Whilst on the subject of horses – their significance to the region’s economy means that established farriers can be found locally; feed is obtainable; saddlery can be purchased and repaired and, most importantly, specialist equine veterinary services are available.

Notwithstanding that importance in a municipality which describes itself as ‘Capital do Cavalo’, much more is on offer. Whilst the district has an ancient and diverse cultural history its traditions sit easily with modern life. There is theatre, music, good food and excellent wines; being close to the Rivers Tagus and Almonda there are water sports; just over an hour away is Nazare, with its perfect beach and world renowned surfing.

This is a very lovely property in an exquisite setting – you will not regret the decision to view.

NB. The house is reached from an asphalt road via a gated drive-way; the frontage, painted in traditional colours, is walled but most of the interior fencing is post and rails; the stables can be access from an unmade lane at the rear of the land.

For ease of travel, links to major road networks from the village are straightforward.

The Property has full services.
